Buying property in Spain is a transparent and well-structured process.
However, there are enough nuances, and without reliable guidance, it's easy to make mistakes.
📍 1. Step one — find a trusted expert
The specialist's task is to understand your goals, budget, preferences, and then not just find a property but guide you through the entire process so it is safe, smooth, and stress-free.
📍 2. Step two — funds in a European account & NIE (Número de Identidad de Extranjero)
In Spain, property payments can only be made from a European bank account.
We assist with opening a bank account in Spain, even if you are abroad.
Before signing at the notary, you must have an NIE (foreigner's identification number) — without it, the transaction cannot proceed.
Our lawyer arranges the NIE in advance to avoid delays.
📍 3. Choosing the property
We define priorities: location, property type, budget, and purpose (investment or personal use).
Then comes the selection and viewings — online or in person.
📍 4. Reservation process
If the property fits, a reservation contract is signed, and a deposit is paid (usually €6,000–€20,000).
The owner takes the property off the market after payment and signing.
📍 5. Property check
The lawyer verifies all documents: ownership rights, no debts, and consistency in the land registry and cadastre.
📍 6. Private purchase contract
The main private contract is signed, and an advance (~10% of the price) is paid.
Terms of the deal and the completion date are confirmed.
📍 7. Notary signing
On the agreed date, the Escritura Pública (notarial deed) is signed, and the final payment is made.
From this moment, you are the official owner.
📍 8. Registration in the Land Registry
The lawyer submits documents to the Registro de la Propiedad, and the property is officially registered in your name.
