About the founder
I am Ksenia Lozhchenko, founder of HUB Marbella, professional broker and your personal guide to life on the Costa del Sol. I have been living in Marbella for over 11 years, studied at the Swiss hotel management school Les Roches, I know the local market, areas, schools, legalization features, tax issues and everyday life well.
I myself have gone through the path of moving and adaptation and now I help clients go through it confidently, relying on experience, human attitude and transparent solutions.
My goal is not just to find you a place to live, but to help you build a comfortable, stable life here.

What is the minimum budget required to buy a home in Marbella?
In prestigious areas, apartments start at ~350-400 thousand €, villas - from 1.5-2 million €. In areas more remote from infrastructure, you can find cheaper options, but the price always correlates with the location, view and infrastructure.
Is it safe to invest in a new building in Marbella?
Yes. In Spain there is a bank guarantee - the developer receives money only after handing over the keys to you, and all payments before that are insured.
What taxes and fees should be taken into account when buying real estate in Marbella?
For secondary real estate — ITP tax (usually 7% of the cost). For new buildings — VAT (IVA, 10%) and stamp duty (AJD, 1–1.5%). There are also costs for a notary, registration and legal support — approximately 2–3% of the price. The total cost for new buildings is +13% of the price, for properties on the secondary market +10%.
Is it possible to buy real estate in Marbella remotely, without being present in person?
Yes. The transaction can be completed completely remotely through a power of attorney (poder notarial). We organize online viewings, inspection of the property, legal support and signing by a notary with a translator.
How quickly can you reach an agreement after choosing a property?
On average - from 4 to 8 weeks, if this is a secondary market. The speed depends on the readiness of the documents and the agreement of the parties. If the seller has a complete package, and the buyer has funds in a European account, the process can be to be completed in a month.
